The project is currently in the initial investigation stage, with no concept site plan submitted or approved. Town administrator Laschelle McKay and senior planning coordinator Mike Bailey expressed concerns regarding the site's potential development, noting issues with nearby waterways, traffic, and appropriate boundaries.

The property is currently zoned for commercial office use, requiring potential zoning adjustments to pursue the convenience store concept. Developers must address significant hurdles, including required traffic and environmental studies, as well as wetland mitigation, before proceeding with any proposal.
