Sanger City Council to Vote on Land Use Map Affecting Future Development

The Sanger City Council is scheduled to vote on the proposed land use map for the city on September 21, 2026. The map concerns a plan by developer Gary Hazlewood to annex 387 acres of land near Ray Roberts Lake, which is currently in Sanger’s extraterritorial jurisdiction. This annexation would allow for the development of Triple T Farms, a master-planned community of about 1,000 homes. The development would be funded by a public improvement district requiring future homeowners to pay a special tax to fund infrastructure.

The vote addresses the city's long-standing Lake Ray Roberts Land Use Ordinance, which has historically promoted specific lot sizes. The proposed development involves 67% of the 1,061 homes being planned on lots of about one-tenth of an acre, which opponents contend goes against the minimum 1-acre lot size requirement.
